【新趋势地产每月谈】八月温东 房市交易趨緩 獨立屋成交量逆勢上揚

 

 

從溫東的房屋數據來看,八月淡季掛牌量下降的同時,公寓及城市屋的成交量都較上個月有所滑落,只有獨立屋的成交量逆勢

成長5.5%。但是與去年同期相比,獨立屋的銷售量上漲了45.6%,公寓銷售量上漲了24.3%,城市屋則上漲了33.3%。

 

 

價格方面,三種房型的基準價都仍較上月小幅上升。獨立屋的基準價為$1,565,300,較去年同期上漲了2.1%;公寓基準價為$529,400,較去年同期上漲了20.4%;城市屋基準價則是$858,500,較去年同期上漲了8.9%。

 

 

以公寓及城市屋銷售/掛牌比來看,公寓為94.1%,城市屋為45.3%,顯示需求仍遠大於供給。但是獨立屋的銷售/掛牌比已經

低至14.9%,處於平衡市場狀態。通常而言,若房市銷售/掛牌比長期低於12%,房價會傾於下跌,形成買方市場;當該比例

長期高於20%時,房價通常呈現上走趨勢,形成賣方市場。

 

 

整體來看,八月溫東的房市交易與大溫整體同步趨緩,掛牌量明顯下降。而三種房型之中,獨立屋的價位在這一年間漲幅不大,

目前平均價位還略低於周圍的溫西和本拿比,相較之下更容易入手,因此獲得了購屋者的青睞,成交量逆勢上漲。目前可說是

本區域屋主以小換大的好時機。持有公寓或城市屋的業主如能把握這次機會,就可以在獨立屋價格再次快速上漲之前,將已經

升值的公寓和城市屋換成擁有土地的獨立屋。
